Decision path#

  1. Do you only need to register the company? A virtual office with a consent letter and the owner's house registration is enough for the DBD.
  2. Will you register for VAT (turnover above 1.8 million THB a year, or voluntarily)? The Revenue Department may inspect the premises. Choose a provider that writes into the contract that it supports the inspection, or rent a serviced office.
  3. Will you sponsor work permits? Plan for a real workspace with desks for the staff named in the file.
  4. Staying 3+ years with a stable team? Compare a lease (3-year norm, about 3 months of deposit) with serviced space on total monthly cost. A lease of more than 3 years must be registered at the Land Office.

Common questions#

Can I use my condo as the company address? Only with the owner's written consent and the house registration. Many condo juristic offices refuse, and VAT inspectors may question a residential unit. See the virtual office guide.

Does a virtual office work for a work permit? Usually not on its own. The Department of Employment and Immigration expect a real place of work for the employee.
