A serviced office is a furnished private room in a managed centre. Reception, cleaning, internet, utilities and shared meeting rooms are included, and you sign a licence agreement instead of a lease. In Bangkok it is the usual first office for a foreign-owned company, a regional sales team or a founder who has outgrown a hot desk.

This guide collects the prices that operators publish on their own websites, read on 29 October 2026. It also explains how to turn them into a realistic monthly budget. For the full list of operators, see the coworking and serviced office directory.

How to turn "from" prices into a budget#

The per-day figure on a network page is a starting rate. It is usually tied to a longer term and the smallest or least attractive room in the centre. To build a realistic budget:

  1. Convert to monthly. Multiply the daily rate by 30. At 140–240 THB per person per day this gives roughly 4,200–7,200 THB per person per month. This is our arithmetic, not an operator quote.
  2. Multiply by headcount. Network offices are priced per workstation. A 4-person office at 200 THB a day is about 24,000 THB a month before extras.
  3. Add VAT. Ask whether prices include 7% VAT. A VAT-registered company can usually reclaim it (VAT guide).
  4. Add the extras. Meeting-room hours beyond your allowance, printing, phone lines, parking and after-hours air-conditioning are often billed separately.
  5. Add the deposit. Serviced office agreements usually require a security deposit and the first month in advance. Ask for the exact deposit terms in writing.

What drives the quote up or down#

  • Term length. The lowest published prices typically assume a 12-month or longer commitment. Month-to-month is more expensive.
  • Window and view. Internal rooms cost less than window offices in the same centre.
  • Building grade. Grade A towers on Ploenchit, Wireless Road and Sathorn command more than secondary buildings in Ari or Bang Na.
  • Promotions. Several operators showed promotional prices in October 2026. Ask what the price becomes at renewal.

Which size of office to ask for#

Network centres price by workstation, but rooms come in fixed sizes. A team of three often ends up in a four-desk room, and you pay for the empty desk. Before you ask for quotes, decide on three numbers:

  • Seats today. The people who will be in the office on a normal day, not everyone on payroll.
  • Seats in twelve months. If you expect to grow, ask whether the operator can move you to a bigger room in the same centre without a new deposit or penalty.
  • Meeting needs. A team that meets clients every day may be better off with a slightly larger room that includes a small table than with paid meeting-room hours.

Ask each operator for the same configuration so the quotes are comparable. One useful format is "4 desks, window, 12 months, VAT included, deposit stated separately". Put the quotes side by side. The cheapest "from" price on a website is often not the cheapest office once you match the size and term.

Serviced office vs conventional lease#

A conventional lease in Bangkok usually means a 3-year term, a deposit of several months, and your own fit-out, furniture and internet. A serviced office costs more per square metre but needs almost no upfront capital, and you can move in within days. For a team under about ten people, or a company that is not sure of its headcount in a year, a serviced office is usually simpler. Our guide to leasing office space in Bangkok covers leases, rents by district and lease registration.

Company registration and work permits#

If your Thai company will be registered at the office, check three things before you sign:

  • The operator can provide the landlord consent letter, house registration copy and location map that the Department of Business Development asks for (register a company).
  • The plan allows company signage. VAT registration includes a Revenue Department check of the premises, and an unmarked address can delay it.
  • For work permits, the Department of Employment expects a genuine workplace. A private serviced office meets that more easily than a business-address-only plan (work permit guide).

If you only need an address and no desk, a virtual office is cheaper. Regus listed business addresses from 47 THB per day, and UnionSPACE from 900 THB per month. See virtual offices and registered addresses.

Checklist before you sign#

  • Ask for the full quote: rent, service charge, VAT, deposit and setup fees.
  • Ask for the notice period and the renewal increase.
  • Ask how many meeting-room hours are included and what extra hours cost.
  • Ask about access hours and after-hours air-conditioning.
  • Ask for the address documents if you will register a company.
  • Visit at your usual working time to check noise and internet speed.

Frequently asked questions#

How much is a serviced office in Bangkok per month? From published "from" prices, a one-person private office at a network centre works out at roughly 4,200–7,200 THB per month. Independent operators list small private offices at 9,000–18,000 THB per month. Final quotes depend on term, size and extras.

Which is the cheapest serviced office area in Bangkok? Among the prices published in October 2026, Phaya Thai (Regus SPE Tower, 140 THB/day) and Bang Na (Regus Bhiraj Tower, 180 THB/day) had the lowest network rates. Sathorn, Ploenchit and Rama 9 were higher.

Can a foreign-owned company use a serviced office as its registered address? Usually yes, if the operator provides the landlord documents. Confirm that before you pay, and keep a copy for VAT and work-permit inspections.

Do serviced office prices include VAT? Not always. Network quotes are often stated "plus taxes". Ask for the VAT-inclusive total.

Is a serviced office cheaper than leasing? Per square metre, usually not. Overall it often is for small teams, because there is no fit-out, furniture or long deposit.
