Real Estate in Bangkok: what to know
Real estate in Bangkok usually starts with an agent or a property manager who knows the area. This page lists agencies, property managers and developers' sales offices with location and contact details.
Foreigners can rent without restriction. They can buy condo units within the foreign-ownership quota of a building. Since 4 September 2025, landlords with three or more rental units must follow stricter rules, including a cap of three months' rent on deposit plus advance rent. Our condo rental guide explains how renting works, what to check before you sign and the TM30 address report.
Agents cluster where foreign residents live. Silom & Sathorn has the most, followed by Nana and Sukhumvit. Other groups sit at Riverside, Phrom Phong, Ekkamai and Asok. Further east, On Nut and Bang Na serve families and long-stay tenants.
Before you sign a lease:
- Confirm in writing who pays the agent's commission, before any viewing.
- Ask to see the owner's title deed and ID, or a power of attorney, before you pay a deposit.
- Compare the deposit and advance rent with the three-month cap if the landlord has three or more units.
- Photograph the condition of the unit at move-in and keep the TM30 receipt.
- Test the commute to your office or school at peak hours.
