Found this place by accident while walking around. It’s in a small alley behind a mall in Sukhumvit. Super cheap, lots of milk tea and snacks, and even some Indian street food. Saw both locals and tourists there.

This is a great food centre that has an endless number of food stalls. We haven't tried everything or even most, but from what we had, what we want to go back for, and the affordable prices, it's worth the visit. It caters mainly to the local office staff in the area, so lunch time can get super crowded. Come before 12 noon or after 2pm and the crowd would be manageable. It's walking distance (at least by our standard) from either Asok BTS / Sukhumvit MRT or from the Asok Khlong ferry / Phetchaburi MRT. It's only open weekdays from morning to late afternoon. The Chicken Rice stall has the longest queue and for good reason. Definitely worth waiting in line.
